Why regular boiler servicing matters

Common signs you need boiler servicing
1. Reduced heating performance or cold radiators
If some radiators are cold at the top or the system takes much longer to reach temperature, the boiler may be losing efficiency or the system may have sludge or trapped air. This often indicates a need for system flush, inhibitor top-up or a boiler service to check the heat exchanger and pump.
2. Frequent boiler lockouts or error codes
Modern boilers will display fault codes when components aren’t working correctly. Repeated lockouts or recurring error codes are a strong sign the boiler needs inspection — don’t keep resetting it without investigation.
3. Unusual noises — banging, kettling or gurgling
Noises can point to scale on the heat exchanger, a failing pump, trapped air, or poor water flow. Kettling (a loud rumble) is common where limescale builds up and reduces heat transfer.
4. Pressure problems
A boiler that keeps losing pressure or displays consistently high pressure needs servicing. Persistent pressure issues can mean a leaking valve, corroded pipework, or problems with the expansion vessel.
5. Yellow or lazy flame, soot or black marks
A healthy gas flame is strong and blue. A yellow, lazy flame or soot deposits can mean incomplete combustion. That’s a safety concern — arrange a service and Gas Safe check promptly.
6. Cold water from the hot taps or fluctuating hot water
If hot water output drops or varies while you run taps, the diverter valve or heat exchanger may be failing. A service will identify worn valves and test the domestic hot water circuit.
7. Rising fuel bills with no change in use
Declining boiler efficiency — due to scale, worn components or poor combustion — pushes up gas use. A service optimises performance and can spot worn parts that increase running costs.
8. Visible leaks or water around the boiler
Any sign of water under or around the boiler needs immediate attention. Leaks can damage components and accelerate corrosion — book a Gas Safe engineer without delay.
9. Signs of carbon monoxide (CO)
Be alert to headaches, dizziness or soot around flues and appliances. If you suspect CO, ventilate the property, turn off gas at the meter if safe, leave the building and call the National Gas Emergency Service and a Gas Safe engineer.

- Look for visible leaks or rust around joints and pipework.

- Bleed radiators to remove trapped air.
